House 3 

This coastal home had undergone a good renovation when originally purchased in 2015 but the new owners though the layout was problematic and described the house as lacking warmth. They wanted to Airbnb the property to families as well as use it as a holiday home for their own extended family. We worked with the family to redesign the layout. This involved converting a storage room into an extra bedroom and an existing bedroom to a teenager's retreat/family room to the rear, opening into the small rear backyard. The result was a 3-4 bedroom, 3-bathroom property with the flexibility to accommodate 2 families and create degrees of separation between children and adults so all could enjoy their holiday, 

 

While the rear of the property was designed to accommodate teenagers and tweens, the front was renovated and styled for the adults. In between, an existing bedroom was set up as a playroom and bedroom for smaller children. We were so glad to hear that in several later reviews, some children did not want to go home!

 

Changes to the front of the property included an extra deck for dining (hidden from the street by a new hedge), the inclusion of a lovely open fireplace, a new larger indoor dining area, air conditioning and comfortable seating both inside and on the side deck. 

The entire property was then styled, using existing furniture where possible, to create a relaxed yet stylish holiday vibe that would be loved by all ages. The result was constant 5-star reviews. 

The property was purchased for $595k in 2015. The renovation came in around $50k and the property was sold in 2018 for $795k. Given that the property was a very successful Airbnb and that the market did not move enormously during this 3-year period, this was an amazing return for a  smallish investment.
